How a “disaster” roof got fully covered by insurance.

This one came to us as a referral — a broker we work with sent over a good friend who was weighing whether to sell the home or stay in it, and wanted to know what the roof really needed before deciding. It had multiple active leaks, so we started with a full, photo-documented assessment.

Up in the attic we found rotten decking where water had been getting in for a while. Then we got on the roof and struck gold for the homeowner: extensive hail damage they had no idea was there. That changes everything — because hail is exactly the kind of sudden storm damage a homeowners policy is built to cover.
